Sanctuary at Powell Place is located at 145 Retreat Drive, Pittsboro, NC 27312, in a scenic and wooded area just minutes from downtown Pittsboro. Our location offers peaceful surroundings with easy access to Chapel Hill, Raleigh, Cary, and the Research Triangle Park (RTP) via US-64 and NC-87.

Leasing & Applications

Yes. Guarantors must have a verifiable income of 5x the monthly rent

Credit is one factor of our screening process. Applicants may be approved with an additional deposit based on screening results.

Each person age 18 or older who will live in the apartment must submit an application and meet our criteria. All applicants must provide a valid government-issued photo ID and undergo standard background screening, including credit, criminal, and rental history checks. Applicants must collectively have verifiable gross income of at least 2.7x the monthly rent. Click here to review the full application criteria.

Our communities do not participate in a program that reduces the rental rate below market value.

Yes. The Lease Agreement requires residents to maintain at least $100,000 in liability insurance to cover any accidental damage they may cause to the property. This is satisfied though the Property Damage Liability Waiver program which residents are automatically enrolled at move in. Residents who choose to opt-out of this program must provide a qualifying HO4 renter’s insurance policy. 

We offer flexible lease terms, generally 6–15 months, to fit your needs. Contact the office for current options. 

Most applications are approved within 2-3 business days after your full documentation submission.

The following occupancy standards apply based on two persons per bedroom, plus one per apartment:

  • One Bedroom or One Bedroom with Den: 3 Persons
  • Two Bedroom or Two Bedroom with Den: 5 Persons
  • Three Bedroom: 7 Persons

Rent, Fees & Payments

Rent includes access to all community amenities, including the pool, fitness center, clubhouse, game room, and dog park. Utilities such as water, sewer, electricity, and internet are the resident’s responsibility. 

At the time of application, the following fees are required:

  • Administrative Fee: $200 (one-time, per apartment)

  • Application Fee: $65 per applicant

The security deposit is due at approval and varies based on credit and apartment size:

  • 1-Bedroom: $400

  • 2-Bedroom: $500

  • 3-Bedroom: $600
    Depending on credit approval, the security deposit may be up to one month’s rent.

Rent, security deposits, and any additional fees can be paid conveniently online via our resident portal by ACH or credit card. Residents may schedule one-time or recurring payments. Choosing to pay with a credit card may result in a card processing fee.

Additional charges may include Trash & Recycling, Door-to-Door Trash Pickup, Pest Control, and Community Fee. 

Pet Policy

Yes! We welcome cats and dogs and are proud to offer pet-friendly apartments with amenities like a dog park and pet spa. We welcome up to two pets per apartment

Sanctuary at Powell Place is conveniently near US-64 and NC-87, providing easy access to Chapel Hill, Raleigh, Cary, and RTP. Public transit options are limited, so a personal vehicle is recommended. 

Yes, private garages are available based on availability for $200 per month. Contact the leasing office for current availability. 

Yes, private storage units are available based on availability for $25 per month

Amenities & Community Features

Yes, our 24/7 fitness center features cardio machines, free weights, and strength-training equipment.

Maintenance & Resident Services

Submit 24/7 via the resident portal. For emergencies after hours, our on-call maintenance team is available. 

Routine requests are typically resolved within 1 to 2 business days. Emergency requests are handled when received.

Utilities

Electric service is provided Duke Energy. Please set up your account before your move-in date and share your account number with the leasing office. Your electric cost will depend on the usage of your individual apartment home and is paid directly to Duke Energy.

No. There is no gas service for the apartment homes.

Residents are responsible for water and sewer service. The community receives a bill from the provider and allocates the expense based on sub-metered usage.
You will receive a monthly email with the amount due on the 1st of the following month, and this charge is paid with your regular rental amount. Please refer to your Utility and Services Addendum for more information.

Internet and cable service are optional and can be set up through Brightspeed.
